WHAT IS THE OBJECT OF THE EXERCISE?
The likelihood is that you have invested in property for a long-term financial return. It should therefore be classed as a business with the intention of making you money. If your investment is for the long term then you should ensure that whatever decisions you make are for the long term interest of your business. Your fixtures and fittings and if necessary your furniture need to be fit for purpose and work alongside your property...your investment...your business.
WHY SHOULD I FURNISH?
You don't always need to. Certain city centre markets demand that properties are furnished but developments within suburbs sometimes rent better when left empty. It is vital for you to consult with several letting agents before committing to the expense of the necessary evil, "furniture packages".
WHAT SHOULD I CONSIDER WHEN FURNISHING MY INVESTMENT PROPERTY?
The buy to let market is highly competitive for the builder, the investor, the letting agent and indeed the furnishing company. There is however one clear winner...the tenant. Simply because of the choice they now have when selecting their new home, especially those looking to reside in city centre apartment developments. It is imperative that when you furnish your property you can affordably stand out from the crowd.
HOW LONG DOES IT TAKE TO FURNISH MY PROPERTY?
Style Counsel Interiors have a highly trained team of installers and all properties are furnished within one day. Our fitters often arrive on site first thing in the morning and are leaving by early afternoon. They not only install your furniture but will remove all packaging and vacuum the property before leaving so the property is immediately ready for tenants to move in.
DO I NEED TO BE THERE WHEN THE FURNITURE IS INSTALLED?
You don't need to be there when your furniture is installed. Part of our high quality service is to arrange access to your property and our team in the office will arrange for the installers to collect and return keys to the keyholder. We will send you a confirmation email with full inventory and Certificate of Conformity to let you know that the installation is complete.
CAN I CHOOSE THE INDIVIDUAL ITEMS FOR THE FURNITURE PACKAGE MYSELF?
Yes, but we would always pre-measure and prepare floor plans to ensure that the items that you have selected actually fit.
WHAT HAPPENS IF MY TENANTS BREAKS OR DAMAGES A PIECE OF CROCKERY OR FURNITURE ITEM?
Just call our customer service team and we can arrange for you to purchase a replacement item. There will be a delivery cost in addition to the cost of the replacement item.
WHAT HAPPENS IF MY COMPLETION IS DELAYED - WILL YOU STORE MY ORDERED FURNITURE PACKAGE FOR ME?
Yes, we will store your items at no additional cost until your property is ready to receive furniture.
